Pricing

Pay only when you send the packet.

No seats, no per-property fees, no annual contract. Open as many draft tenants as you want — you're billed when you click Export packet. Free photo apps store the pictures. The $29 is for the part that carries statutory consequences: the itemized accounting, the receipts, and the 21-day date.

What $29 is actually up against

Not a subscription. The statutory downside of an undocumented deduction.

Bad-faith statutory damages

Civil Code §1950.5(l): a court can award the tenant up to twice the deposit in damages if it finds a deduction was withheld in bad faith.

$0
Recoverable after a missed deadline

Miss the 21-day itemized statement and you forfeit the right to deduct anything — regardless of how legitimate the damage was.

“There are free tools for this”

There are. They store photographs. Photographs are one of the four things §1950.5 asks you for.

A free photo library and a free condition report are genuinely useful, and AB 2801 made the photographs mandatory. But nothing about a photo roll computes the deadline, itemizes the deductions, attaches the receipt that §1950.5(g)(2) requires above $125, or produces the written accounting the tenant is owed. Those are the four places the statute attaches a penalty — and they are what the $29 is for.

The date

21 calendar days from the day possession returns. Weekends and holidays count.

The arithmetic

Itemized deductions, totals, and the balance actually returned — reconciled.

The receipts

Documents attached to the charge they support, with estimates disclosed as estimates.

The photographs

Captured, paired move-in to move-out, and delivered with the statement as AB 2801 requires.

Common questions

Pricing questions

Why pay anything when free security deposit apps exist?

Because the free ones solve the photo half. Storing timestamped move-in and move-out pictures is real work and AB 2801 now requires it — but a photo library does not compute the 21-day deadline, itemize the deductions, enforce the $125 receipt threshold, or produce the written accounting §1950.5 obliges you to deliver. Every penalty in the statute attaches to those four things. If a free tool covers your photographs, use it and pay us for the packet; the $29 is priced against a forfeited deposit plus up to twice that amount under §1950.5(l), not against a subscription.

Does Deposit Docket handle the AB 2801 photographs too?

Yes. Move-in capture, move-out capture paired to the same rooms, and the post-repair set, all dated and stored on the tenant file — then delivered inside the packet alongside the itemized statement, which is where AB 2801 requires them to go.

When am I billed?

When you click 'Export packet' on a tenant. Drafts and unexported tenants stay free as long as you keep them open.

What if I need to re-export?

Re-exports of the same tenant are free for 30 days after the first export — fix a typo, add a late receipt, swap a photo, no charge.

Is there a free trial?

Your first exported packet is free. No card required to sign up.

What states do you support?

California today, with built-in awareness of the 21-day deadline and §1950.5 cover-letter framing. More states arriving as the regulatory schema is mapped.

Can I cancel?

There's nothing to cancel — you pay per packet. Stop using Deposit Docket and you stop being billed. Your tenants remain accessible for 12 months after your last export.
