What this check covers

Section 1950.5(h)(1) calls for a statement showing the basis and amount of deductions, the disposition of the deposit, and return of any remainder within 21 calendar days after the tenant vacates.

When repair and cleaning deductions together exceed $125, supporting cost documents are generally required. The statute includes waiver, tenant-request, and good-faith estimate rules.

Photograph duties depend on the dates of the tenancy and work. This tool checks whether you say photos exist; it cannot inspect their content, timing, or connection to a charge.

The results are informational and depend on your answers. They do not determine whether a deduction is reasonable or whether your statement satisfies every requirement. Read the current statute and the deadline guide for the underlying rules.
